Salon Suites Rental Concept Nabs Former Midtown Williams-Sonoma Space

Salons by JC, which is like WeWork for the beauty industry with its salon suite rental concept, has signed a lease for 16,253 on the second floor at 127 East 59th Street between Lexington and Park Avenues, Commercial Observer has learned.

It was space occupied by Williams-Sonoma and sister company Pottery Barn until they shuttered in 2015, and further back in the 1980s, it was home to the Fiorucci concept store. Salons by JC will have a private ground-floor entrance on East 59th Street. Muji took 13,000 square feet of Williams-Sonoma’s ground-floor space in 2017, as CO reported at the time. Muji will be opening in May or June, according to Richard Kessler, the COO of Benenson Capital Partners, the landlord.

The asking rent in the East 59th Street deal was $75 per square foot and the lease is for 15 years, according to Compass’ Michael Davis, who represented the JC Salons franchisees, Barrett Tuttle and Shaurja Ray of Court Stone Management, in the deal. Tuttle said the space will open in the fourth quarter of the year following a multimillion-dollar renovation.

“This location is the epicenter of the beauty industry,” Davis said. “Plus it’s iconic, right across from Bloomingdale’s. And it’s high density for the demographic they cater to.” Tuttle added: “We’re very excited about the location. It really is the epicenter of the salon industry.”

Newmark Knight Frank’s Jeffrey Roseman and Drew Weiss represented Benenson in the deal.

“The best thing is they bring a blank load of traffic to the building that will not only help the other retailers in our building, but all the other retailers on the block,” Roseman said.

Kessler talked about how “innovative” and “clever” the JC Salons concept is.

“I think that this concept of coworking in the personal grooming space is very interesting,” Kessler said. “We thought it was a perfect use of the space.”

Salons by JC, a franchised business based in San Antonio, has over 100 locations across the country including Tuttle and Ray’s outpost in New York City. That location, in 11,000 square feet over two levels, opened at 124 West 24th Street in 2017, as CO has reported.

According to Tuttle, cosmetologists sign license agreements, generally a year-long, for the exclusive use of a mini-salon suite. The suites average 114 square feet, but range from 100 to 160 square feet. Each location provides “luxurious and fully customizable salon suites to self-employed hair and beauty professionals,” per the company website.

“This shared-economy model allows for growth and for them to scale,” Davis said, and the franchisees—who have exclusive rights to develop Salons by JC in Manhattan—plan to open eight more within the decade.

“Our plan is to continue growing throughout Manhattan,” Tuttle said.

Creatively Content in Florida

As Salons by JC grows by leaps and bounds, the inclusion of social media has grown along with it.  Becoming as proficient as we can be on different social platforms is a valued skill, one that can assist in growing your presence for brand awareness and your location.  Meet the energizer bunny of the Salons by JC franchise system, Cyndi Scher, owner of three Florida Salons by JC franchises in Palm Beach Gardens, Hollywood, and Kendale Lakes.  

Deciding to take the Social Media Plunge

Cyndi developed a huge interest in investing her time into learning more about social media so she could challenge herself in growing an engaging organic presence for her locations and in turn, for her salon suite owners.

“I had never used or opened the Instagram app when I decided to do this for our salons. I literally spent about 8 hours learning that first day,” Cyndi shares.  The corporate marketing team became her best friend as Cyndi embarked on this journey. “ I wanted to keep working at it to get better. My goal was to attract quality suite owners by highlighting life at Salons by JC.” Keeping in mind what she had been taught, Cyndi worked at showing the reason why “Salons by JC is the place to be”, which has become her hashtag.

Cyndi made posting a part of her daily routine. Everyone knows practice makes perfect.  “Once I got in the habit, I could re-post or make an original post in minutes. Understanding social media gave me a new perspective into what our suite owners really specialized in – by seeing their photos and reading about how they describe their work, it helps us now direct walk-ins more “accurately” to match the walk-in with the perfect suitable suite owner”.

The time and research also gave her more to talk about with prospective suite owners during a tour.  “We always ask about their Instagram and Facebook and then we can see their work and we mention our pages so they can see our work.  We love to showcase our suite owners and create welcome posts for those new to the salon in addition to our celebration and special occasion posts.”

Now armed with a splendid array of social media best practice knowledge and keeping her posts consistent and relevant to her business and location, Cyndi took it one step further.  She took the dive into designing using the Canva app, a commonly used app across the social media spectrum. “I love it! I had never seen anything like it, and I was honestly so perplexed up until this point, as to where all the social media professionals were getting their images.”

Cyndi trained with the marketing team over the course of a month to completely comprehend how to create a quality image.  “I love that Canva is a website you can use on your desktop or mobile device and you can post directly from the app. It’s so seamless!  This makes our posts look very professional, even from a novice like myself and my concierges.”

Share What You Know and Watch How It Grows

Cyndi took what she learned and shared this with her Concierges.  Taylor Leicht, Concierge at Palm Beach Gardens was excited for the challenge, “I did not think it was going to be difficult.  If anything, it would allow me to learn more about the business aspect within this field.  I like the opportunity to promote our company as well as promoting services for our specialists.”

Cyndi boasts how happy she was that her Concierges took to it so fast and easy.  “They picked it up so quickly! They take pictures in the salon, of clients and post and tag for that suite owner on the spot.  They love this part of their work, and the suite owners appreciate our concierges taking such an interest in them.

Creating a unique visual experience

“I feel that creating good content is the most effective way to build an authentic audience for products and services.  It takes time, consistency, and patience and it is definitely worth it”, states Taylor, Concierge at Palm Beach Gardens.

Cyndi adds, “ Prospective suite owners see our presence and they love it.  Many have told me they never expected this from an owner”. Part of her role as the “cheer fairy”, which is what she dubbed herself, is to always engage with her suite owners she does that by liking posts, commenting on posts and actively engaging with her suite owners.  Cyndi and her concierge team appreciate each and every suite owner and show them that daily via social media.  “We all work together and it’s a beautiful thing.”

Aside from opening her third location at capacity, she is in the process of getting her third Concierge, Maribel ready to take the lead at Kendale Lakes.  “We are so happy to have our newest concierge, Maribel, taking photos each day to show what a day at Salons by JC is like.    Maribel opened with a full and very busy salon. She will begin posting to Instagram and Facebook very soon.”

The Secret to Social Success

Cyndi shares that she gets asked by her peers, what was her secret.  So we asked Cyndi as well what was in her secret sauce. “I was able to take a few 1-hour learning sessions with our in-house Marketing team and they really helped me take my salon marketing to a level I never saw possible.  Once I learned some basic strategies to use with Canva, I started exploring different ideas with Canva and with each and every question, the marketing team would get on the phone with me and also send me emails with step by step instructions. It’s no secret!”  

Social Media training is part of what the in-house marketing team offers at no cost for the franchisee.  Cyndi was the first to complete our 4-week advanced social media training course that was designed specifically for those who want to learn and grow their social media marketing.  “Marlene and Analissa taught me how to take good videos and photos, tell a story, and also taught me about hashtag importance and how to best use hashtags to market to prospects and also highlight our current tenants to help them reach new customers”.

Reaping the Social Rewards

Having learned so much and sharing what she knows has now allowed Cyndi to evaluate her marketing. “This helped Peter and I take a step back and realize, not only do we now know how to better market our locations to prospective suite owners and highlight current ones, but we know how to manage our overall marketing.  There was no more need for me to pay an outside firm to create posts for us, and this was very empowering.” Cyndi was elated to be able to get a good handle on her social media marketing. After handing over the reins to her concierges, she enjoys watching their creativity blossom. “My concierges have their own style and take on posting and I think our subtle differences add a nice variation”.  

Cyndi, Taylor, Rachel, and Maribel are a dynamic that distinguishes Salons by JC from other salon suites in the industry.  Having the ability to know and work with a team at corporate is unheard of for many industries. The success that these locations have received makes our in-house marketing team work harder to create training programs designed to enhance your social media experience and also advance your location.  We are happy that Cyndi volunteered her time to be our test bunny for our advanced course and we look forward to seeing much more success from her in the future.

Make Your Social Shine With These 4 Tips

While numerous stories seem to appear every week regarding Facebook, the social channel still holds strong as the top social network in active monthly users. On a global scale, Facebook boasts 1.8 billion monthly active users – with 214 million of these users in the United States alone.

Although these numbers are staggering, the users that truly matter are your audience, who consists of those who have liked your page or users being targeted through advertising. We rely on content to stand out from other businesses and share the unique feel of each and every Salons by JC location.

So how can you capture your audience even further? You’re confident in the content and images you’re sharing, but how can you maintain your audiences’ attention?

Facebook routinely produces new tools and insights to boost it’s original concept: community. Here, we’ll share 4 tips and tools for you to utilize to reach out to your audience in a new way through likes, comments, and reactions.

 

Facebook Polls

Facebook polls have been in existence for some time, but you know have the ability to add in more options than just text. Your audience can now vote in a poll with gifs and photos. Polls are a unique way of engaging your audience in a variety of ways.

It’s quick and easy for someone scrolling on their phone to answer a poll, and most of the time, they’re light-hearted and fun to interact with. Remember, people like to have fun on social media!

Reviews to Recommendations

Last year, Facebook made the move to eliminate “Reviews” and rebrand these reviews as “Recommendations.”

Not only is it easier to weed out spam or fake reviews, but it’s also easier for users to leave photos and quick comments on their Recommendations. If a user browses the Recommendations section of any page, they’ll see which of their friends have recommended the page.

As page owners, you still have the ability to respond and interact with Recommendations. You should follow similar guidelines as responding to Google Reviews, and respond to all Recommendations both positive and negative.

Responding to Recommendations boosts your credibility to users and allows you to control your brand reputation.

Feeling stumped on what to post next? Share, share, share!

By sharing posts from another page, you’re increasing engagement for both of your business pages. Share relevant content from beauty brands, salon publications, or other Salons by JC pages.

Be sure to include your own caption when sharing a post to create a caption that ties back to Salons by JC. Below are samples of sharing relevant content from Salons by JC Lincoln Heights and Salons by JC Burlington.

Promote your suite owners by sharing their posts

The 80/20 Rule

The commonly used 80/20 rule refers to the type of content you share on your Facebook Page. Your page should consist of 80% Relevant and Quality Content and 20% Promotional Content. This means if you post 10 times a month, you should limit 2 of those for promotional purposes.

For our audiences, promotional posts refer to posts with the goal of recruiting salon suite owners. These differ from promotional posts for your suite owners, where you’re showcasing their talent and work.

The 80% of your quality content could be a healthy mix of our past blogs, photos of salon suites, local happenings, and client photos.

 

To keep your 20% of promotional posts exciting, incorporate photos of your suite owners and let the photo tell the story. Don’t be afraid of a lengthy caption! Each photo should tell a story and include one call to action at the end of the post.

Concierge by Day – Hairstylist by Night

When Salon Owners Bob and Jeana Lang were in the beginning stages of opening Salons by JC Chicago, Jeana knew exactly the type of person to hire for the position of the concierge. “I told Bob that the best person to play the part as our concierge should be from the industry,” she says. Jeana did not have to search long for the ideal concierge, she already had the perfect person in mind to bring to Salons by JC.

For over 10 years, Jeana had been a dedicated client of Val Rivera, experiencing his talent and determination first hand. “I approached Val and Marie and asked them if they would like to have their own salon,” Jeana shares of introducing Val and Marie to the Salons by JC concept. “It did not take them long to decide.”

36 Years of Experience

Having almost four decades of beauty industry experience, Val has formed an extensive network of beauty professionals and experienced a variety of elements in the world of beauty. “I’ve worked at 5 salons in Chicago, one of which I owned,” he shares.

Born and raised in Chicago, Val knew early-on he wanted to make a living in the beauty industry. “I started doing my sister’s hair when we were young, and I realized quickly that not only did I have talent, but I also had a passion for it.”

With the advantage of knowing Chicago inside and out, it didn’t take Val long to see early success. “I started off owning my own hair salon, and at that time, there were few salons in my own neighborhood – and we knew everyone in the neighborhood so I was pretty successful.” Val used his hair talents to empower his local community, “hair was a fun way to meet new people and work with the general public providing a great service.”

As Val further established his business, he desired more independence and the ability to keep his focus on his clients instead of the day-to-day duties of being a salon owner.

Chicago’s Suite Concierge

Val was ready to own his own salon on a new level that he had not done before. “What motivated me most to make the move to Salons by JC was the freedom of being my own boss with the added bonus of the support of other owners just like me,” he says.

After he and his partner Marie signed their lease for suite 3, salon owner Jeana Lang didn’t hesitate to offer Val the position of concierge. “After 2 meetings and convincing, he took the job. I only had him in mind,” she says.

As concierge by day and hair stylist by night, Val uses his expansive experience and skills to benefit all the salon suite owners at Salons by JC Chicago. “By being concierge, I’ve managed to make connections with other business owners and my clients have benefitted those connections. Even I’ve gained clients from them,” Val shares. “Getting to know everyone and what they all do and being there to support each other is really a win-win for us all.”

He takes pride in his role as concierge, and reflects on his decades of experience to the suite owners, “My favorite part is helping every single hair stylist achieve their goals.”

In his spare time, Val loves to travel and spends his free time volunteering to help the homeless in his community. This helping hand spirit transcends into his role as concierge at Salons by JC Chicago. “I realized that my job was with the people, so if I’m in the middle of something and they need to talk, I stop whatever I’m doing.”

With over 3 years benefitting the Salons by JC Chicago space, Val looks forward to what’s next in his hairstylist/concierge journey. “I’m constantly learning and growing.”
